UniverCity Resales

SFU is the lessor of the ground lease granted to the lands at UniverCity.  The lessor, the lessee, and the mortgagee of the UniverCity lands have certain obligations under the ground lease.  Therefore, all real estate transactions at UniverCity requires consent from SFU.

For purchasers buying new strata lots from a developer, please contact the applicable developer directly regarding the closing procedure.

For lawyers and notary publics acting for purchasers of Strata Lots in UniverCity from individual vendors, (i.e. resales of UniverCity lots) please follow the 'Closing Instructions for Resale' found below. Please do not make changes to the standard templates downloaded from this page. SFU will not execute a document if changes are made, and unauthorized changes will lead to an increase in processing time of your document.

Closing instructions for resale (Updated May 1, 2018)

All closing documents submitted for execution by Simon Fraser University must include:

1. The 'Schedule A - Letter from Purchaser's Solicitors',

2. 'Assignment of Lease'

3. Cheques, made payable to Simon Fraser University for administration.  Please note that SFU will not process documentation until the appropriate fees have been received. Administration fees for processing documents are as follows:

  • If given 3 business days, an administration fee of $120, plus GST, is required to execute the Assignment of Lease and/or the Tripartite Agreement.
  • Any requested changes to original information provided to SFU after 48 hours of the original submission will incur an additional fee of $50, plus GST.

  • If given less than 3 business days, an administration fee of $240, plus GST, is required to execute the Assignment of Lease and/or the Tripartite Agreement.
  • Any requested changes to original information provided to SFU after 24 hours of the original submission will incur an additional fee of $50, plus GST.

  • If a certificate is required by the "Mortgagee", an administration fee of $60, plus GST, is required to execute the certificate.
  • A soft copy of the university executed documents is included in the administration fee. Requests for additional copies beyond three hardcopy originals will incur a fee of $40 for each additional copy.

4. If applicable, a 'Tripartite Agreement' downloaded directly from this webpage. Please ensure that you send a copy of the Tripartite Agreement to SFU using the editable PDF files once all of the relevant fields have been filled out
