UPDATE:  During the current COVID-19 health pandemic, Simon Fraser University recognizes that purchasers and their lawyers/notaries public may wish to observe social distancing protocols when executing closing documents.  Purchasers signing the Form C (Land Title Act) Assignment of Lease, which must be signed in registrable form, may wish to speak to their lawyers/notaries public about making use of an affidavit of execution pursuant to section 49 of the Land Title Act (British Columbia).  Such affidavit would confirm the instrument was not witnessed due to COVID-19-related social distancing, and the affidavit may be witnessed remotely as contemplated in the Land Title & Survey Authority’s Practice Bulletin No. 01-20 “Process for Remote Witnessing of Affidavits for use in Land Title Applications”.  

Additionally, for individual purchasers signing the tripartite agreement, Simon Fraser University confirms that a witness to the purchasers’ signature may witness remotely by video and Simon Fraser University will consider the witnessing to be valid, provided that the witness’ signature block is expanded to include the following text:

XXXX was not physically present before me because it is medically unsafe to meet him/her in person due to COVID-19, but was linked with me using video technology.”.

Please note that individual purchasers should confirm with their lenders that their lenders will also accept tripartite agreements witnessed in this manner before proceeding.

 

SFU is the lessor of the ground lease granted to the lands at UniverCity.  The lessor, the lessee, and the mortgagee of the UniverCity lands have certain obligations under the ground lease.  Therefore, all real estate transactions at UniverCity requires consent from SFU.

For purchasers buying new strata lots from a developer, please contact the applicable developer directly regarding the closing procedure.

For lawyers and notary publics acting for purchasers of Strata Lots in UniverCity from individual vendors, (i.e. resales of UniverCity lots) please follow the 'Closing Instructions for Resale' found below. Please do not make changes to the standard templates downloaded from this page. SFU will not execute a document if changes are made, and unauthorized changes will lead to an increase in processing time of your document.

Closing instructions for resale (Updated April 2023)

All closing documents submitted for execution by Simon Fraser University must include:

1. The 'Schedule A - Letter from Purchaser's Solicitors',

2. 'Assignment of Lease'

3. Cheques, made payable to Simon Fraser University for administration. Please note that SFU will not process documentation until the appropriate fees have been received. Administration fees for processing documents are as follows:

  • If given 3 business days, an administration fee of $154, plus GST, is required to execute the Assignment of Lease and/or the Tripartite Agreement.
  • If given less than 3 business days, an administration fee of $308, plus GST, is required to execute the Assignment of Lease and/or the Tripartite Agreement.
  • If a certificate is required by the "Mortgagee", an administration fee of $66, plus GST, is required to execute the certificate.
  • A soft copy of the university executed documents is included in the administration fee. Requests for additional copies beyond three hardcopy originals will incur a fee of $45 for each additional copy.
  • Any request for changes after SFU has executed the document will incur an administration fee of $62, plus GST.

Directions to Facilities Services (FS) Building

Go to Google Maps and write “To: 10 S Campus Road”. The GPS will display “Facilities Services, 10 S Campus Road, Burnaby. Follow the GPS instruction. The Facilities Services building is located at the corner of Tower Road and South Campus Road.  See circled on the map.

Coming East from Trans - Canada Hwy:

  1. Take Exit 37 toward Gagliardi Way
  2. Keep going up on Gagliardi Way
  3. Turn right on University Drive East
  4. Follow the red arrows by keeping straight
  5. Turn left on Tower Road
  6. Turn left on South Campus Road
  7. Go straight
  8. Facilities Services building will be on the right
  9. Turn right in the FS parking lot
  10. Park in Visitor stall
  11. Come to the front desk

Coming East from Burnaby Mountain Pkwy:

  1. Follow the blue arrows by keeping straight
  2. Pass the intersection with Gagliardi Way
  3. Burnaby Mountain Pkwy becomes University Drive East
  4. Follow steps 4-11 above
