Towers

Exterior Water-Shedding Improvements

April 29 - Ongoing (Hours of work will be 8:00 am - 5:00 pm on weekdays Monday to Friday)

Exterior restoration work will be underway on the three towers. The purpose of this project is to restore and re-seal the exterior walls of all three towers (SBH, BRH, & PHJ). Scaffolding will be in place to access the west and south facing walls, noise will be present as work will include grinding concrete and pressure washing. 

Work will include

  • Grinding concrete
  • Pressure washing
  • Applying polyurthane coatings to ledges
  • Applying concrete sealer to the vertical surfaces
  • Installing metal flashings
  • Applying caulking

A modified version of the work described above will be performed on the north-facing wall of the 2nd floor of Shadbold House

  • Residents in the areas where work is in progress may occasionally notice workers outside the window of their room
  • After the work on the ground floors and second floors is completed, work will proceed on the upper (3-8) floors of the towers
  • To ensure safety, residents should watch for caution tape and hazard-marking cones that will be in place to keep people away from areas where work is in progress

Window Coverings Upgrade - Common Lounges in PJH

Summer 2019

Updates to the window curtains in the common lounges will be updated to a new honeycomb style blind

Temporary power outage at residence towers and dining hall

Completed - Thursday February 12th, from 1:00 a.m. to 5:00 a.m.

In order to complete the temporary electrical power service to the construction site south of the towers. SFU facilities will be required to shut off all power to the three residence towers and dining hall at this time.

Completed - flood repairs, Barbara Rae House ground floor

February 1, 2019

Sunday, January 13, 2019 a sprinkler head malfunctioned in the elevator shaft in Barbara Rae caused minor flooding to the ground floor, laundry room, and fire escape of the building. Repairs are currently underway on the building. Work will include

  • Elevator one has been repaired, work on elevator two is now underway
  • Repairs to the walls in the lobby, laundry room, and fire exit stairwell
  • The Laundry room has now reopened - March 18, 2019

Upgrades to towers common washrooms

December 2018 to February 2020 (Hours of work will be 8:00 am to 5:00 pm on weekdays)

This work will be staged in groups of four to eight washrooms, ensuring that at least one washroom on an occupied floor remains fully functional at all times. Work will include:

  • New counters, new hand-washing sinks and faucets
  • New mirrors, with new lighting mounted on the wall in the spaces between the mirrors
  • New partitions for the toilet stalls and shower stalls for improved privacy
  • Existing lighting upgraded to LED

Expected noise and disruption

Residents living in Towers will have at least 1 fully functional bathroom per floor at all times.

Hours of work: 8 a.m to 5 p.m. on weekdays

4 of the Pauline Jewett and Barbara Rae house bathrooms have been completed, 3 in Shadbolt house are also completed. No work on this project will be underway until after finals / the beginning of the Summer 2019 term

Towers exterior repair work

Update: March 2019 Barbara Rae House 1000-2000 levels

Some repair work that will occur outside BRH first two floors, beginning on Thursday, March 14.  This work should be completed by the end of March.

Hours of work on weekdays (Monday to Friday) will be 8 a.m. to 5 p.m.  Work will occasionally occur on Saturdays.  Hours of work on the Saturdays will be 9 a.m. to 5 p.m.

Work activities at this stage will include:

  • applying concrete sealer to the vertical surfaces
  • installing metal flashings
  • removing and re-applying caulking

In order to maintain building security and to prevent dust and fumes from entering your room, please keep your window closed and latched whenever you are not in your room and whenever work is in progress nearby.

Update: March 2019: 1000-2000 levels of Pauline Jewett House have been completed

October 5, 2018 (8 a.m. - 5 p.m.) until Spring 2020

The work is part of a project that will restore and re-seal the exterior of all three towers (SBH, BRH & PJH). The first phase of the project includes only the walls up to the top of the second floor. Beginning October 5, 2018, workers will erect scaffolding to access the east-facing walls of the second floor of SBH.  The scaffolding will be covered with a material to keep the rain off the walls.  Once the scaffolding is in place, the work will include various activities such as:

  • Grinding concrete
  • Pressure washing
  • Applying polyurethane coatings to the ledges
  • Applying concrete sealer to the vertical surfaces
  • Installing metal flashings
  • Applying caulking

In order to maintain building security and to prevent dust and fumes from entering your room, residents who's room is in proximity of the scaffolding are advised to keep their window closed and latched whenever they are not in their room and whenever work is in progress nearby

Shell House

Restoration of Exterior Caulking

April 28 2019 - July 31 2019

Exterior work of Shell House will be underway at this time, during the removal phase areas of the building will be covered with tarps. This will affect some rooms for a short period (less than one week). Work will be entirely external, but occasionally outside a resident's window. Noise will occur during this work.

Work includes:

  • The removal and replacement of sealant (caulking) at the seams between concrete panels that are exposed to the weather.
  • Impact on Residents:
    • Some noise (intermittent and relatively minor)
    • Work will occur outside bedroom windows in some areas
    • Workers will not enter any bedrooms. Access will be primarily from outside (not through the building)
    • Some areas of Shell House will be covered with tarps. This will affect some rooms for a relatively short period of time (usually less than one week)

Main Enterance and Lobby Remodelling

April 28 2019 - Ongoing

The main lobby of Shell House will be undergoing remodeling work, that will include:

  • Removal of the bank mailboxes to be replaced with a new bulletin board
  • Front door replacement
  • New lighting installation in the main hallway and stairwells of the building

Installation of Directional Door Signs 

Thursday, March 21st 9:30 a.m. - 4 p.m.

On Thursday, March 21, 2019 sometime between 9:30 a.m. - 4 p.m., contractors will be on site installing directional and door signage on the main floor of Shell House and the Shell basement area to help direct anyone who comes into Shell House. There should be minimal noise disturbances and/or disruption as the signs will be installed using adhesives.

Residence Life sign installation 

Friday, March 1, 2019

On Friday, March 1, 2019, at approximately 10 a.m., loud drilling will be occurring for roughly 10-20 minutes on the main floor of Shell House near the Residence Life Office.

Repair and upgrade work to improve the water shedding and heat retention characteristics of the building

Landscaping Improvements

Ongoing - May 2019

Significant improvements have been made and will continue as work on the retaining walls, installation of railings and new planting of gardens will be completed

  • This project includes significant improvements to the landscaping between the centre section of the building and Residence Lane, such as:
    • Removal of the old wooden retaining walls
    • installation of a new concrete retaining wall with built-in benches
    • installation of a boulder garden with extensive new planting
    • installation of railings along the ramps

Bedroom Window Coverings Upgrade

Summer 2019

Over the Summer semester, an update to the window curtains in the common lounges will be updated to a new honeycomb style blind.

  • Removal of the existing curtains and replace them with cord operated "honeycomb" blinds.
  • In occupied rooms the work will be substantially completed in a single day so that the resident has window coverings in place each night
  • Date specific notices will be sent in advance of the work

Bedroom Lock Upgrade

January 28 - February 1

Residence & Housing will be upgrading the lock on the doors to Mctaggart-Cowan Hall.  This is part of a project wherein all 77 of the remaining older-style bedroom locks in McTaggart-Cowan Hall will be changed to the new-style lock.  These lock changes will be completed at no cost to the residents.

The work will be performed by SFU locksmiths between Monday, January 28 and Friday, February 1.  Hours of work will be 9 a.m. to 3:30 p.m.  We estimate that each lock change will take between 30 minutes and two hours to complete.

Townhouses

Grounds Repairs

April 29 2019 - Ongoing

Ongoing groundwork includes:

  • Repairs to the wooden retaining walls
  • Repairs to the asphalt pathways
  • Repairs to the concrete stairs
  • Improvements to the garden areas around the buildings

Mechanical Room Upgrades

April 29 2019 - Ongoing

During the Summer of 2019 a replacement of all existing curtains for newer cord operated honeycomb style blinds will be installed

  • In occupied rooms the work will be substantially completed in a single day so that the resident has window coverings in place each night
  • Date specific notices will be sent in advance of the work in each unit

Power Outage

Completed - Wednesday, March 20, 2019

WHEN: Wednesday, March 20, 2019 for approximately four hours between 10 a.m. and 2 p.m.  

WHERE: Townhouses and Hamilton Hall
 
A diesel-powered generator is providing temporary electrical power to the four lower Townhouses due to an unexpected failure of the transformer, which occurred last summer.  During the upcoming power outage, the contractor will install the custom-made replacement equipment in an effort to put the transformer back in service.

New furniture for Townhouse living rooms

Monday, March 18, 2019 and onwards

The new furniture will be delivered next week between Monday March 18 and Thursday, March 21.  Existing furniture will be removed as the new furniture is delivered.  The furniture replacement in a given unit may occur on more than one of those days, but the delivery crews will ensure that each unit has a complete set of furniture (possibly some old and some new) by the end of each working day.

We are excited to have new furniture in our townhouse units and happy that where ever possible the existing furniture is being recycled or donated.

Townhouses – exterior repair, repainting, and building enclosure rehabilitation 

Project Completion: Oct 2019

Update: September 22, 2018

An update about the work that will occur on exterior of five townhouse buildings (KIM, PEN, QUA, QUE & SQU) between September 22, 2018 and winter break. Normal hours of work are Monday to Friday, from 8:00 am to 6:00 pm (although they typically finish at 4 p.m.) and Saturdays from 9 a.m. to 5 p.m. Saturday work will be limited to:

  • Replacement of the columns on the front porches. This will occasionally include drilling into the existing concrete, but will otherwise be relatively unobtrusive.
  • Painting the exterior of the buildings where this work has not yet been completed.
Work to be done exterior painting, gutter replacement work, replacement of the columns on the front porches
Time frame September 22 to winter break, Monday to Friday (8 a.m. - 6 p.m.) and Saturdays (9 a.m. - 5 p.m.)

  • Various repairs and upgrades to the exterior of the buildings, concluding with a complete repaint

Hamilton Hall

Replacement of front entrance doors

May 2019 - June 2019

Timeline: May 22, 2019 – June 7, 2019
Purpose: Replacement of front entrance doors of Hamilton Hall
Hours: Normal hours of work will be 8:00 am to 5:00 pm, Monday to Friday (except holidays). Work will occasionally occur on Saturdays between 9:00 am and 5:00pm
Areas Effected: Main entry point to Hamilton Hall
Impact on Residents:

  • Temporary access and egress routes with wayfinding signage will be in place as required (via the door at the west end of the building, facing the Townhouses).

  • Security Officers will be present as required.

  • Residents should be prepared to present their SFU ID and their room key to the Security Officer to be allowed to enter the building while work is in progress and the electronic key system is out of service. 

Power Outage

Electrical power should be available in other areas of Residence, such as the Dining Hall and the Townhouse Lounge in Pauline Jewett House.  Also, the rest of the campus will not be affected by this power outage.
